The phrase “Creative Campus” is thrown around a lot these days. Typically it involves tinkering with an existing office building to make it less buttoned down. The Truss campus in Marina Del Rey took creativity several steps further and the results are pretty exciting! Six industrial buildings on two parcels totaling 2.5 acres were the underpinnings of the site layout. Adaptive re-use of the structures along with limited new second-floor construction resulted in 68,700 SF of tenant space. Every inch of the site was reimagined with bold strokes and an unusual level of craft. Evidence of the success of the enterprise? 100% leasing of the site to three stellar tenants during project construction.

Deep thought was given to crafting an environment that allows for a vibrant indoor/outdoor work setting.

Rolling doors allow the sun and coastal air to permeate deep into the lofty workspaces. Cars and pedestrians live side by side in parking courts detailed with a mixture of precast pavers, decorative concrete, and asphalt.

Threading throughout the property, a pedestrian walkway links intimate green plazas, courtyards, and roof decks, to create a connected campus experience.
